Southern Homes is a full service real estate office but the owner and broker specializes in property management.  She has years of experience and a proven system to the make things easier for the home owner as well as the tenant.

Most of what we lease out are stick built homes and even some doublewides. We are particular about what we manage and have no plans on being a slum lord. If the property is in good clean, safe and inhabitable shape, then we will talk to you about renting it for you.  We do have a few duplexes and tri plex units.


We have been doing property management for years now and have several references.



We can take over a property with a current renter already in place,
we can take over the management to help you evict a problem tenant in the home or
we can start from scratch and find you a renter and start the process from the beginning.
I would love to share with you everything that we do to help you save time and money
by placing the property into the hands of a property manager.

as well as some of Monroe and Meigs County.

Things you may want to know:

• We have the same lease for every tenant but can customize an amendment to the lease for your properties special needs.
• We have a 9 page detailed lease that protects the home owner and the renter.
• We have a 3 page application that checks criminal background checks, rental references, and verifies income.
• Each lease starts out as a year, they can go month to month after that or sign a new year.
• Each home has to meet city guidelines such as having a deadbolt, smoke detectors, GFI plugs and fire extinguisher
• The leases all state no smoking inside the home.
• Every property is responsible for their basic maintenance in the home, including the yard.
• The rent is always due on the first and late after the 3rd of each month. ( there is a $10 a day late fee after the 3rd) If they move in during the month it is prorated.
• We collect the rent and deposit into your account for you by the 6th of each month, unless we have acceptable late arrangements.
• We have handymen, plumbers, electricians, lawn care men, cleaning ladies and contractors we use or you can fix things yourself.
• We collect a full deposit that will equal one month's rent and sometimes let them break it into a few payments.
• We manage all over McMinn, Meigs and Monroe County ( We do not go into Madisonville or Vonore)
